About Joe Koch Construction

Joe Koch Construction began in 1984 specializing in rough framing and finished carpentry.  Four years later Joe purchased STANJIM Homes.  Joe Koch, President of Joe Koch Construction and STANJIM Homes, has an extensive construction background.  He has been a member of the Youngstown/Warren Regional Chamber of Commerce and is active in the Austintown Growth Foundation. One of his first ventures was Countryside in Austintown. Some of Joe Koch's other successful subdivisions include Stone Hollow, Spring Meadow, Falcon Bridge and Boulder Creek in Austintown and Huntington Woods in Boardman. Koch Construction also builds offsite.

Sheldon Updates!

I simply cannot believe how fast our newest model, The Sheldon, is going up. It was just a few months ago that I posted they were clearing the lot and pouring the footers. Now the only thing to do on the outside is add the garage door and pour the driveway. It is starting to look amazing. Have you ever heard of a coffered ceiling? I certainly hadn't before this whole process began! (and you'll have to wait to find out more about that little bit of information). A lot of calls have been coming in asking about The Sheldon. Can I change things?

The Serenity Prayer goes " God grant me the serenity to accept the things I cannot change; courage to change the things I can; and wisdom to know the difference".  Sound advice to living a more calm advice. In New Home construction, a lot of questions come up about changing what was originally planned out. Can you change things? Well, it depends. The steps to constructing a new home are in place so that the contractor is building you the sturdiest, safest home that is up to standard and code. So, if you want to add a Diva Closet into your master bedroom, that means adding square footage and that means you need to have that decision made pretty early in the process. The work of tearing out the walls to expand a room could add quite a bit of money onto your budget. 

Changing where you want an electrical outlet? That needs to be done before the electrician comes out to wire the home.

Changing the type of fixture you want? Sure, no problem. But be sure that you change this before everything as been purchased.

Changing a wall color? Sure, no problem, HOWEVER, it's probably best to figure that out before an entire room needs repainted or you'll be paying for all that extra time for the painter.

Obviously there are a lot of decisions you need to make when building your new home. That is why we here at Joe Koch Construction assign a design consultant to you that helps you along the way and we are in constant contact with you about any changes that you make. 


What don't you like about your house?

The Money Pit

Think about your house. What would you like to change about it? Bigger bedrooms? Open floor plan? Larger kitchen?  Thinking about things that really bug you about your current house can definitely help you when you are building your new home.

A lot of people enter a contractor's office knowing the approximate square footage they want and their budget and not much else. Some come in with that plus a list of every small detail they want to see in their new home. However, if you are in the middle of those two spectrums, knowing exactly what you don't like in your current house can help you and your builder along in the process. 

So make a list of what you don't like, what you need and what you want and bring it to the table when you sit down with your contractor. The communication between the two of you will ensure a good build!
